What’s a Townhouse?
It is a type of multi-floor house that shares one or two walls with an adjacent property but has its own entrance. Townhouses usually have the same design in the suburbs such that it becomes difficult to differentiate each property. They may also have a homeowners’ association (HOA). You may want to click here to read more about the association so you would know what to expect and how to handle them.
Any home can be a townhouse; it all depends on the style you choose. So, technically, it could be a condo if it is within a community of condos. It could also be a single-family house.
Pros of a Townhouse Plan
The advantages of choosing a townhouse plan are:
- Cost
If the house shares a wall with other houses, it might be cheaper to build or purchase than when it is detached.
- Maintenance
A small townhouse does not require much maintenance. Also, if an HOA exists in the community, it may help to maintain the exterior of the property.
- Amenities
Most townhouses include amenities like a clubhouse or a pool.
- Outdoor Space
The space is usually small but you can turn it into a private garage or patio.
Cons of a Townhouse
The disadvantages of choosing a townhouse plan are:
- Multiple Floor Living
Choosing a multi-floor style may not suit everyone. The buildings are usually vertical, which might be a problem for older homeowners.
- Noise
Since you will live close to neighbors, you should be ready to accommodate noise.
- HOA
The association restricts homeowners from doing certain structural adjustments and other things such as the type of window you should install or the colors you should paint your patio. It also charges monthly fees, which you should factor into your housing budget.
Should You Choose Townhouse Plans with Garage?
Some townhouse communities do not have garages. It may not be a problem for them because they commute with public transportation or walk. But here’s why you should choose a floor plan with a garage:
1. Security
Parking your car along the road is not safe. Anything can happen to it – accidental damage, theft, or vandalism. However, storing it in your garage saves you all the trouble.
2. Weather
If your vehicle sits outdoor on a very sunny day, driving it could be unbearable. It will take some time to become cool even if you turn on the AC. Now, if your area is prone to winter, getting up every morning to brush, scrape, and defrost your vehicle’s windshield is stressful. However, parking in a garage eliminates these challenges.
3. Resale Value
If you plan to sell the house in the future, choosing a floor plan with a garage increases the value of the property. A garage may not be your priority now, but the future homebuyer may require it. By then, it will become your priority.
